SYNOPSIS

     Requires residential leases to specify when rent payments are due and allows residential leases to require weekly, monthly, or annual payments or a single payment for the entire lease term.

An Act concerning rent payments for dwelling units and supplementing chapter 8 of Title 46 of the Revised Statutes.

 

     Be It Enacted by the Senate and General Assembly of the State of New Jersey:

 

     1.    Notwithstanding any provision of law, rule, or regulation to the contrary, a lease for residential property shall specify when rent payments are due and payable, and may specify weekly, monthly, or annual payments or a single payment 1, as agreed to by the landlord and the tenant,1 for the entire lease term.  A rent payment authorized pursuant to this section is not a security deposit or part thereof and shall not be subject to the limitation on the amount that may be required as a security deposit in section 4 of P.L.1971, c.223 (C.46:8-21.2).

 

     2.  This act shall take effect immediately.
